How Much Does Boiler Installation Cost in Kelowna?

Stack of Rinnai boilers installed in a Kelowna business by Vision Plumbing Heating Cooling

Quick Answer: Most Kelowna and Okanagan homes pay between $7,500 and $15,000 for a high-efficiency gas boiler, fully installed. Where you land depends on four things: the type of boiler (combi or heat-only), its size, how much venting and gas line work is needed, and whether your baseboards, radiators or in-floor loops need changes. Projects that add new heating zones can run higher. An in-home assessment from a licensed gas fitter is the only way to get a number for your specific home.

Boilers are less common than furnaces in the Okanagan, so pricing is harder to research, and quotes can look very different from one company to the next. This guide breaks down what drives boiler installation cost in Kelowna, how permits work here, and what happens on install day. boiler repair vs. replacement.

Boiler Installation Cost in Kelowna by Project Type

The biggest factor in a new boiler’s cost is the kind of project you have, not just the unit on the wall:

  • Heat-only boiler, like-for-like swap: $7,500 to $11,000 installed. Replacing a newer boiler that already has plastic venting and a condensate drain.
  • Combi boiler: $9,000 to $14,000 installed. One unit for heating and on-demand hot water, replacing both a boiler and a separate water heater.
  • Older boiler to a condensing boiler: $10,000 to $16,000 installed. Includes new venting, a condensate drain, piping changes and a system flush.
  • Boiler plus heating system changes: $15,000 and up. Adds new zones, baseboards or in-floor loops on top of the boiler itself.

These ranges reflect current BC market pricing for natural gas homes with reasonable access to the mechanical room. They include equipment, labour, the gas permit and removal of the old unit. If you’re comparing boilers with forced air, our guide to furnace cost in Kelowna covers that side.

What a New Boiler Costs: Type, Efficiency and Size

The equipment you choose sets the floor for your boiler installation cost.

Combi Boiler vs. Heat-Only Boiler Cost

  • Heat-only boiler: only heats the home. Tap water comes from a separate water heater, which could be a tank, a tankless unit or an indirect tank (a storage tank warmed by the boiler).
  • Combi boiler: heats the home and also heats tap water on demand, like a built-in tankless water heater. It usually runs without a tank, though a storage tank can be added for high-demand homes.

Because one combi can replace both a boiler and a water heater, it usually costs less than a heat-only boiler paired with an indirect tank. The trade-off is capacity. A combi can only heat so much tap water at once, so in a larger home with several bathrooms running together, a heat-only boiler with an indirect tank often keeps up better.

Condensing Boiler Requirements

Household gas hot water boilers manufactured on or after July 1, 2023 must meet a minimum AFUE of 90%, which means a new gas boiler for your home will be a high-efficiency condensing model. If you’re replacing an older non-condensing boiler, expect added work. Condensing boilers vent through plastic pipe instead of a chimney, and they produce acidic condensate that needs a drain and usually a neutralizer. They also run most efficiently with cooler return water, which suits in-floor heating well.

Boiler Sizing

A new boiler should be sized to your home and the output of your existing baseboards or in-floor loops, not to the nameplate on the old unit. Copying an oversized boiler means paying for a bigger unit that short cycles (turns on and off frequently), wears out faster and wastes gas. Right-sizing often means a smaller boiler and a lower equipment cost.

Boiler Installation Work That Changes the Price

These four items explain why the same boiler can cost very different amounts once installed.

Venting and Condensate Drain

Moving from a chimney-vented boiler to a condensing model means new plastic venting out a side wall or roof, plus a condensate drain line. If there’s no floor drain nearby, a small condensate pump may be needed. In a finished basement, routing that venting cleanly is often the biggest labour variable in the job.

Gas Line Upgrades

A new boiler may need a larger gas pipe than the old one, especially a combi, which draws more gas when it heats tap water on demand. Longer gas runs, or adding gas lines for other appliances at the same time, add to the quote.

Old Boiler Removal

Older cast-iron boilers are heavy, and some sit in spaces built around them. Removal covers draining the system, disconnecting gas and venting, and hauling the old unit away. Most full replacement quotes include it, but check that yours lists it.

Hydronic System Changes

The boiler is only half of a hydronic system. The other half is the piping, pumps and baseboards or floor loops that deliver the heat. Some installs reuse everything as-is, while others need new circulator pumps, zone valves, an expansion tank or a system flush to clear sludge before it reaches the new boiler. Adding in-floor heat to a basement becomes a hydronic heating installation in its own right, and that’s where costs climb fastest.

Boiler Installation Permits in Kelowna, West Kelowna and Vernon

Replacing a gas boiler requires a gas permit, and who issues it depends on where you live. Kelowna is one of seven BC local governments that issue their own gas installation permits, so for most homes inside city limits the permit goes through the City of Kelowna. In West Kelowna, Lake Country and Vernon, gas permits come from Technical Safety BC. Either way, your licensed gas contractor applies for the permit, and the fee is part of your installed cost. Skipping it can cause problems with insurance and resale.

The Boiler Installation Process, Step by Step

Here’s what a typical boiler replacement looks like from first call to first heat.

  1. In-home assessment: A technician looks at your current boiler, venting, gas supply and hydronic piping, and asks how much hot water your household uses. This is where sizing, combi vs. heat-only and any system changes get decided.
  2. Written quote: You receive a written quote that spells out the boiler model, the installation work and what’s included. Once you approve it, the equipment is ordered and an install date is booked.
  3. Permit application: We apply for the gas permit with the City of Kelowna or Technical Safety BC, depending on your address.
  4. Removal and preparation: The crew shuts off gas and power, drains the system and removes the old unit, then prepares the mounting space, venting route and condensate drain.
  5. Installation: The new boiler is mounted and connected to gas, venting, water, power and the hydronic piping, along with any new pumps, valves or controls. If the system needs flushing, it happens before the new boiler is filled.
  6. Commissioning and walkthrough: The technician purges air from the system, checks combustion, tests for gas leaks and confirms every zone heats. They also review your carbon monoxide safety setup, show you the controls and arrange the permit inspection.

A like-for-like swap usually takes one to two days. Jobs with new venting or heating system changes can take two to three days.

Boiler Financing and Rebates

You shouldn’t have to pick a less suitable boiler just to manage the upfront cost. Vision offers financing through Financeit, with pre-approval for up to $100,000 and open loans you can pay off early without penalty. Rebates for high-efficiency heating equipment change from year to year, so check our current residential rebates before you budget. Boiler Installation Cost FAQs

How much does a new boiler cost to install in Kelowna?

Most homes pay between $7,500 and $15,000 for a high-efficiency gas boiler, fully installed. Like-for-like swaps sit at the lower end, while conversions from older boilers or projects that add heating zones cost more.

A like-for-like boiler replacement with existing plastic venting usually takes one to two days. Converting a chimney-vented boiler to a condensing model, adding zones or flushing a sludged system can add a day or more.

Usually, yes, because one appliance replaces two and there’s less piping and venting to install. In larger homes with high hot water demand, a heat-only boiler with an indirect tank can be the better fit even though it costs more upfront.

Yes, replacing a gas boiler requires a gas permit. Inside Kelowna city limits, the City issues gas permits for most homes, while in West Kelowna and most other BC communities they come from Technical Safety BC. When a licensed gas contractor does the work, the contractor applies for the permit.

In most cases, yes. Existing baseboards, radiators and in-floor loops can usually be reconnected, though older systems may need flushing, a new circulator pump or updated controls. Condensing boilers run most efficiently at lower water temperatures, so in-floor systems tend to benefit most.
